Client: HARRELL Real Estate Services, Broker, Harrell Realty Services, Georgetown Isles Commercial Office Complex, Dallas, Texas: 2014-2016
Need: Commercial zoned office building, 26 unique office suites within, only eight suites were actively leased, with a remaining twelve vacant. Investor/Owner, Fred Dewald was in urgent need of immediate assistance revitalizing the office building and attracting viable tenants. The systems were archaic and outdated leading to a constant loss of revenue and ending in the red monthly. The office building built in 1984 is located at 17762 Preston Rd, Dallas, TX 75252.
The office complex was outdated and needed several upgrades including: door keyless digital entry, kiosk to sign in guests, refreshments and beverage station, renovations of the upstairs restrooms, replacing all ceiling tiles, upgrading internet from T1 lines to fiber optic, and many other rental rate optimizations including digital online rent pay and maintenance requests. Installing next gen tech opened the opportunity for financial visibility and reporting upgrades that Fred never had prior using his prior property manager. After leasing the building from 30% to 100% in the following three months, we elected to offload this asset and seek for the highest possible exit strategy. Ultimately exiting with a cash sell to another investment company client, transactions, training, and hand over was also performed by Kannon Real Estate. This asset has improved in value by >93% following the work we provided, now a multi-million-dollar investment property that has been positively cash flowing since we completed the project.
